COLORADO · HOME INSURANCE DEADLINES & NOTICES

An insurance notice arrived. The date may change your options.

Do not treat every letter as the same event. Cancellation, non-renewal, nonpayment, claim correspondence and underwriting notices can carry different consequences. Identify the notice type, effective date, reason and required response before acting.

THE CLOCK STARTS WITH THE RIGHT NOTICE

Don’t memorize one deadline. Classify the event first.

Colorado has a clear general notice standard for homeowners cancellation and non-renewal, but important exceptions exist. HAVRYO should calculate a timeline only after the notice type and reason are known.

01 / CLASSIFY

Cancellation or non-renewal?

Cancellation ends coverage before the scheduled expiration. Non-renewal means the insurer declines the next policy term. The practical response can differ.

02 / REASON

Read the stated reason

Colorado's homeowners notice rule requires the insurer's notice to specifically state the reasons for the intended action.

03 / TIMING

Calculate from the actual rule

The general Colorado standard is at least 60 days' advance notice for cancellation or refusal to renew; nonpayment of premium has a separate 10-day notice rule.

04 / CONTINUITY

Protect the coverage gap

Use the effective date to plan correction, shopping, professional help or last-resort coverage before the current policy ends.

COLORADO · CURRENT STATUTORY STANDARD

Sixty days is the general rule. Ten days is a critical exception.

Colorado Revised Statutes §10-4-110.7, as amended by HB23-1174, generally requires a homeowners insurer to mail notice at least 60 days before cancellation or refusal to renew and to state the reasons for the action. Cancellation for nonpayment of premium is treated separately, with at least 10 days' notice.

This is why HAVRYO should never display “you have 60 days” before determining what notice the homeowner actually received.

GENERAL · 60 DAYS

Cancellation / refusal to renew

At least 60 days' advance notice under the homeowners rule, with the reasons for the intended action stated in the notice.

EXCEPTION · 10 DAYS

Nonpayment of premium

The statute provides a separate minimum 10-day notice for cancellation based on nonpayment of premium.

DO NOT GENERALIZE

Other insurance deadlines may differ

Claims, appeals, wildfire-score processes, complaints and other policy/regulatory events should be checked under their own applicable rule.

HAVRYO · NOTICE DECODER

A letter should become a timeline and a next action.

This is one of HAVRYO's core product modules: the homeowner identifies the notice, dates and reason; HAVRYO maps the applicable rule, calculates the working timeline and routes the next action.
